1. Acceptance
By accessing the app, starting a Scout trial, or purchasing a Scout subscription, you agree to these terms and the plan details shown at checkout. If you do not agree, do not access or use the service.
2. Authorized access
The app is for users authorized by HHM or an authorized account administrator. Access is personal to the assigned user unless HHM expressly permits another arrangement. You are responsible for safeguarding your credentials and for activity conducted through your account.
3. Services and eligibility
Available features may include Scout property reports, document-supported reanalysis, interactive and PDF report access, communications, files, forms, agreements, appointments, account information, and other client resources. Scout subscriptions are offered for eligible United States use and properties. Features vary by plan, account permissions, data availability, property location, and service capability.
4. Scout trial and recurring billing
The Scout trial lasts seven days and requires a payment method. It includes up to three successfully completed usable reports total, with no more than two in one day. Unless you cancel before the first-charge time shown at checkout, the selected monthly subscription begins when the trial ends and renews monthly until canceled. The checkout page must show the selected plan, price, first-charge timing, renewal terms, and applicable taxes before payment is submitted.
5. Scout plan limits
Office is $49 per month and includes five successfully completed usable reports per billing cycle, no more than two per day, one named seat, and 25 supplemental document-reanalysis credits. Building is $99 per month and includes 15 reports per cycle, no more than five per day, up to five named seats, and 100 credits. Complex is $199 per month and includes 35 reports per cycle, no more than 10 per day, unlimited named internal seats for one subscribing company, and 300 credits. Complex does not provide unlimited reports, credits, storage, offices, companies, or outside-client accounts. Current checkout terms control if HHM later changes an offering.
6. Report and document usage
A report counts only after it completes the required quality and delivery checks and becomes available in the subscriber workspace. Failed, canceled, duplicate, provider-failed, property-mismatch, and scope-rejected requests do not count. Included usage resets each billing cycle and does not roll over. Uploading or scanning a document alone does not use a reanalysis credit. After an active report is delivered, an accepted document batch uses two credits only when it produces a material update that passes the applicable checks and successfully activates. You must have authority to provide every uploaded file. HHM may reject unsafe, unrelated, unauthorized, unsupported, or mismatched files.
7. Acceptable use and submitted content
You may not misuse the service, interfere with its operation, attempt unauthorized access, bypass security controls or plan limits, introduce harmful code, scrape protected content, impersonate another person, violate another party's rights, or use the service unlawfully. You are responsible for submitted information and files, represent that you have the right to provide them, and give HHM the limited permission needed to store, scan, process, analyze, display, and transmit them to provide the service.
8. Scout decision-support limits
Scout organizes available property evidence and provides preliminary decision support. It is not an appraisal, inspection, survey, engineering report, title opinion, zoning approval, legal or tax advice, insurance determination, lending decision, or investment guarantee. Data can be incomplete, delayed, conflicting, or unavailable. Review the report's evidence date, qualifications, and acquisition paths, and obtain the licensed or official review required for the decision.
9. Communications and third-party services
Notices may be delivered electronically. Keep account details current. Some functions depend on third-party services or links whose separate terms and privacy practices may apply. The service is not intended for emergencies.
10. Intellectual property
The service, its design, software, branding, and HHM-created content are owned by HHM or its licensors and protected by applicable law. Authorized access does not transfer ownership or permit resale, redistribution, or creation of competing datasets except where HHM expressly agrees in writing.
11. Availability and changes
HHM may maintain, modify, suspend, or discontinue functions when reasonably necessary for security, reliability, legal compliance, service changes, or account administration. HHM does not guarantee uninterrupted or error-free operation. A material change to an active subscription will be handled through applicable notice and checkout or account terms.
12. Cancellation and refunds
You may cancel before the first charge or a future renewal as described on the Cancellation & Refunds page. Cancellation stops future renewals after the applicable effective date; it does not automatically create a refund for a prior charge. Refund requests are reviewed under the checkout terms, service facts, and applicable law.
13. Suspension, disclaimers, and liability
HHM may restrict access when authorization ends, payment status does not support access, these terms are violated, security is at risk, or continued access conflicts with law or an agreement. The service is provided on an “as available” basis to the extent permitted by law. To the fullest extent permitted by law, HHM and its service providers will not be liable for indirect, incidental, special, consequential, or punitive damages. Rights that cannot lawfully be limited remain unaffected.
14. Governing law, changes, and contact
These terms are governed by North Carolina law, without regard to conflict-of-law principles, except where applicable law requires otherwise. HHM may update these terms as the service changes; the effective date identifies the current version.
